HomeAway Custom Cancellation Policy

You can set your cancellation policy in Vrbo/HomeAway according to the needs of your business. We offer three options to choose from and they are described below.

 

Where to find these settings?

In order to specify your Vrbo/HomeAway - specific cancellation policy, please go to Rentals United -> Services -> HomeAway -> Account Settings. You will see a section called HOMEAWAY CANCELLATION POLICY

Once you open this section, you have 3 options to choose from:

  1. Use one of the Vrbo/HomeAway predefined cancellation policies
  2. Use own cancellation policy across all their listings shared with Vrbo/HomeAway
  3. Use property specific cancellation policy

 

Option 1: Use one of the Vrbo/HomeAway predefined cancellation policies

This is the default option for all clients. You must select one of the 5 standard cancellation policies for all of your properties:

Option 2: Use your own cancellation policy for all properties

This option allows you to specify up to 3 cancellation periods and penalty levels for each of them. You can also specify Cancellation Fee (the amount the guest needs to pay regardless of when they cancel the booking).

Once you set your cancellation policy and click the SAVE button, that cancellation policy will be used for all you properties shared with the channel:

Option 3: Use property specific cancellation policy

This is in case you have different cancellation policies in various properties. For example, you can have different cancellation policy in each location you manage. In such a case RU will send the cancellation policy as it is specified in our system. Some limitations will apply:

  • Maximum 3 cancellation periods and penalty levels allowing refund + the no-refund period will be sent to HomeAway/Vrbo.
  • No-show is always 100% and there is no way to set it as partially refundable.

For example, cancellation policy in Rentals United is (extreme case):

  • cancellation 7 and fewer days before arrival - 100% of the booking price will be charged
  • cancellation between 8 and 14 days before arrival - 80% of the booking price will be charged
  • cancellation between 15 and 30 days before arrival - 50% of the booking price will be charged
  • cancellation between 31 and 60 days before arrival - 20% of the booking price will be charged
  • cancellation between 61 and 90 days before arrival - 10% of the booking price will be charged
  • cancellation 91 and more days before arrival - full refund will be provided

Rentals United will send the following cancellation policy to HomeAway/Vrbo:

  • cancellation 7 and fewer days before arrival - 100% of the booking price will be charged
  • cancellation between 8 and 14 days before arrival - 80% of the booking price will be charged
  • cancellation between 15 and 30 days before arrival - 50% of the booking price will be charged
  • cancellation  31 and more days before arrival - 20% of the booking price will be charged

 

Some things you need to consider:

  • Cancellation policy is shared across all advertiser IDs that you may have in Rentals United.
  • New settings should be visible in the channel in up to 3 hours after the SAVE button is clicked.
  • Vrbo/HomeAway’s system works in a way that No-show will always result in a 100% stay price cancellation penalty. It is not possible to set the policy in a way that would allow any refund in case of a no-show.
  • The cancellation policy that you had previously selected will remain in place until you decide to change it.
